How to stage your house to sell.
I know I talk about staging a lot! But, I wouldn’t if it wasn’t effective.
So, how do you do it?
First, I would start consulting with an expert. It simply is the only way. You can try to do it yourself, and will gain some momentum with a do it yourself stage job, but, let’s face it, you will miss stuff. I miss stuff all the time and I watch my stager on every job. I still can’t calculate what she is going to tell the seller. It is always consistent advice, but, not every rule follows every house. Every one is unique and so is your decorating style. So, hire an expert!
Second, make sure you hire a realtor that can prove the benefits of staging. Staging is not the same as burying a Saint Christopher in the back yard. It is real! It has real data to back up it’s success rate. A realtor that comes over and says “Aww you don’t need to worry about cleaning up those closets or garage, people will understand that you live here and can’t clear all that stuff out. Well, they don’t know tough love. Believe me it is harder for the realtor to tell the seller then it is for them to hear what we say sometimes. It’s hard to tell them they need to take down the 30 year collection of Campbell Soup paraphernalia. We really don’t like to hurt people’s feelings. I mean Campbell Soup is cool, really it is…just not when your selling your house.
Third, and lastly. After your house is staged and set, keep it that way! Believe it or not, that has never been a problem with any of my sellers. I don’t know why, but, it is is so easy for sellers to keep the staging going. Once the house is staged and the seller steps back and looks at the magazine picture ready image of their newly staged living room, kitchen and bedrooms, they like it! They love it! They recruit the kids, the grandparents, and everyone to help. Every morning before leaving for work they pick up the pack of cigs off the counter, put the baby gates down, clear off the counter tops and stuff the coffee pot in the cabinet, make the beds, fluff the tissue box, and pick up all the dirty clothes. Wah-lah! You are ready to sell!
